Odisha Eases Pre-2017 Apartment Registration

Bhubaneswar: The Odisha Government has issued a notification ensuring that registration authorities cannot deny registration of apartments completed before February 25, 2017. This move aims to facilitate smooth registration of sale and transfer deeds for apartment owners facing legal hurdles.

The Urban and Housing Development (H&UD) Department clarified that registration authorities cannot cite provisions of the Odisha Apartment (Ownership and Management) Act, 2023 (OAOM Act) to reject such registrations. The notification states that apartments completed before the implementation of RERA in Odisha on February 25, 2017 should not face registration obstacles.

Additionally, the H&UD Department has requested the Revenue and Disaster Management Department to instruct Registration Officers to facilitate the process.

The OAOM Act, 2023, which came into effect on June 28, 2023, aims to streamline apartment ownership and management in line with the Real Estate (Regulation and Development) Act, 2016 (RERA). The new directive provides relief to many apartment owners struggling with registration delays.
